Kitchen Lease Agreement Summary

Start Date & Inventory
On the agreed kitchen takeover date, an inventory will be conducted. A current CBI Food Distributors price sheet will be provided. All non-expired food on hand must be purchased by the leasee at cost.

Lease Payments
First and last month’s rent, plus a prorated amount for the current month, are due at lease start. Monthly rent is due on the 1st. A $75 late fee applies after the 7th. One full month of nonpayment results in forfeiture of the kitchen, its contents, and prepaid rent.

Sales Reporting & Transfers
Leasee will receive nightly sales reports via Toast. Weekly net kitchen sales (minus 10%) will be transferred to the leasee’s account.

Operating Hours & Standards
The kitchen must remain open during Chubby Mermaid Brewing Co. business hours — no exceptions. Menu offerings will be developed collaboratively, and Chubby Mermaid reserves the right to refuse pickup window service if food fails to meet standards (burnt, undercooked, inconsistent portions, etc.). Customer comps due to food issues are not reimbursed to the leasee.

Maintenance & Cleanliness
Chubby Mermaid will maintain and repair kitchen equipment. The leasee is responsible for semi-annual hood and duct cleanings and regular grease trap servicing. A biweekly deep clean is required for food safety and pest prevention. Brewery pest control is included in rent.

Additional Terms
Subletting the kitchen is not allowed. Chubby Mermaid will manage POS and front-of-house menu setup. Otherwise, the kitchen is yours to run and staff as you see fit. This is a great opportunity to launch your own business—or for current food truck operators, a way to fulfill your commissary kitchen needs while generating income and reducing costs.
