Flexible Rental Options: Whether you need a one-time pop-up or long-term kitchen residency, we offer hourly, daily, and monthly rates to suit your needs. Our pricing is competitive and transparent:
Hourly rate: Starting at $50/hr
Full-day rental: $375 for up to 8 hours, with storage included
Residency rates for longer-term rentals: starting at $375 for 16 hours per month
Special Discounts: We offer early bird discounts for bookings between 1 AM and 9 AM, as well as holiday and weekend rates for peak times (Friday-Sunday, or special holidays) with suggested up to 200% rate increases for high-demand periods.
Storage & Access: All rentals come with key access and use of our dry, fridge, and freezer storage.
Policies & Procedures:
Booking Flexibility: We understand that food businesses need flexibility, so we offer easy month-to-month agreements after a 60-day minimum term.
Notice & Deposits: We require 30 days' notice for lease termination, and a security deposit of one month's rent, which can be transferred toward your final month's payment.
Cleaning & Maintenance: We prioritize cleanliness and maintain a rigorous cleaning policy, with fees deducted from your deposit for any discrepancies.

At EAT Kitchen, we offer flexible rental options for both Pop-Up Events and Long-Term Residency. Whether you're hosting a one-time pop-up or need long-term access to a fully equipped commercial kitchen, we have the perfect plan to meet your needs.
Pop-Up Rates:
Ideal for those looking for a single-day rental or occasional use of the kitchen.

Full Day Rental $50/hr 4 hours 8 hours Perfect for small events, pop-ups, or small batch production.
Holiday Event $125/hr 4 hours 8 hours Higher rate for major holidays (e.g., Thanksgiving, Christmas).
Time-Based Adjustments:
Early Bird Discount (1 AM – 9 AM): 50% off the hourly rate for early morning access.
Peak Hours (Fridays–Sundays & Holidays, 9 AM – 4 PM): Suggested up to 200% of standard rate due to high demand during weekends and holidays.

Reservation Deposit: All rentals require a reservation deposit to secure the space.
Flexible Scheduling: Pop-up and residency rates are flexible and can be adjusted based on the event's needs and kitchen usage.

Additional Terms for Residencies:
Minimum Term: A 60-day lease is required for all rental residencies. This applies to new tenants and is non-negotiable.
Deposit: A security deposit equal to one month’s rent is required at the time of lease signing.
Lease Termination & Renewal: After the initial 60-day lease, you can either transition to a month-to-month agreement or renew by paying upfront for a new lease term.
Notice: 30 days’ written notice is required for lease termination.
Security Deposit Use:
The deposit can be transferred toward your final month’s rent if you provide at least 30 days' written notice.
Security Deposit Extension: You may also transfer the deposit to extend your residency for an additional month beyond the 60-day minimum term.
Additional Policies:
Cleaning & Maintenance: Cleaning fees may be deducted from your deposit for improper maintenance of the kitchen.
Flexible Options: Pop-up and residency rates and schedules are flexible and can be adjusted based on your needs and kitchen usage.
Annual Review: Rates are reviewed annually and may change with advance notice.
