The RailYard has 6 kitchens available for rent, 5 being 8'x20' and one is 8'x10'.
Attached is a rendering and blueprint of our space opening December 2019 inside the 6,000 sq ft registered historical building in downtown Denison, TX. Sitting an hour north of Dallas, and the last Texas town on HWY 75 on the Oklahoma border, market research shows we can pull traffic from all surrounding cities in the Lake Texoma Region, Dallas, and Oklahoma.
We will have a seventh vendor that is a long term craft beer garden tenant with a lease of 5 years. They will have up to 32 Texan craft beers on tap, local wines, and champagne for brunch available.
All other savory kitchen tenants apart from the beer garden will have lease terms in 6 month increments extendable up to 3 years. This provides enough time to have a good standing relationship with local bankers to be prepared to launch on your own into a brick and mortar store. You have the option to have The RailYard incubator as a capital partner when ready to launch.
Live and local events, wine tastings, holiday parties and much more will be hosted at The RailYard incubator.
Kitchen rates are a set $2,000 per month including locked storage and whatever appliances are necessary to suit your needs. We are handling other costs like WiFi, grease trap removal and cleaning, streaming sports events on TVs, live music costs, marketing from our social media and websites, and business consulting from a trusted board of advisors, and much more. You will not have any other surprise costs that fluctuate every month like electricity and water bills since we are also handling this. We open December 2019 and are currently accepting business plans.
